Apologies for our late reply, but we would like to make a couple of observations in connection with the application above.

1. We have a problem with the proposed name, "The Manor House". As you know we already have a Manor House, opposite this building which is the North Herts Homes offices and we do not think this new proposal should have the same name.
2. We assume the entry/egress from the new houses onto the High Street will be taken into account in the Town Centre Enhancement plans to avoid conflict with pedestrians and vehicles.
3. We view this infill as a "one off" and will continue to assess other applications as they are submitted on a case by case basis. We think the design and context of this proposal is suitable for the location and surrounding buildings as well as the general environment and, as we know from other applications in the past, this is not always the case.
Otherwise we have no comments on this one, it seems a sensible and well designed proposal that makes good use of the space and is of a scale that should compliment the main building and adjacent units.
Many thanks for sending the plans over, they were very helpful and we also took the opportunity to show them to our members at our recent public meeting.
